Senior Living Consulting
JSR’s consulting services included establishing development teams to create
innovative communities that serve seniors of all social and economic backgrounds. Services
include development direction, project management, architectural and interior
design services, feasibility focus groups, and procurement services.
Pre-Design Services: Boulder City
This is a proposed retirement
campus model for Boulder City, Nevada. It is designed to provide cost-effective
living options, such as continuing care while aging in place, and other
related services to seniors. In cooperation with Boulder City Senior Housing
Services, Inc., and the City of Boulder City, we are striving to accommodate
an under-served demographic—Boulder City residents with an annual income
of $25,000 to $50,000. The goal is to provide a minimum of four units with
a sliding scale for incomes under $25,000.
The campus is to be integrated
with the overall community of Boulder City, utilizing a Healthcare Case
Management model to promote aging in place. This care model coordinates
services in the home by using community-based resources. The Eden Alternative™
and The Green House Project™ model are being used in conjunction with healthcare
case management to provide dementia care, respite care, end time care,
and other skilled nursing needs in a group home setting. |

Programming: Lynchburg
The Fields Assisted Living located
in Lynchburg VA, proposed an addition to their existing building. The
new wing will add 34 residents, share some services, and provide new space
for others. In order
to maximize access to residents, all public spaces will be organized
in a central location. To keep the space as open as possible, design
elements such as fireplace walls and low casework are included so that
each space has its own designation while providing ease of circulation
and visual continuity between spaces. |

Culture Change: Wharton
Wharton Care Center, part of the
Uplands Retirement Village, is an existing 62 bed institutional model nursing
facility that is preparing to introduce a replacement facility. In
order to support its resident-focus care model a physical space program
was developed. The resulting
space was organized to include two “duplex” building households consisting
of 31 residents each. Budget constraints required including
some double occupancy units, which include alcoves for each resident
to maximize privacy. To better understand spatial needs, JSR provided
mock-ups of the room layouts for the staff and residents to review. With
the help of these design studies JSR was able to provide the client with
a well organized and functional space. |

Design: The Lenox on the Lake
The Lenox on the Lake is
a new 127 unit assisted living project located in Lauderhill, Florida.
The building includes 34 individual units combined into households for
dementia care. Each household includes 17 units, a kitchen, great room,
and an activity/living room. The program also includes Snoezelen Rooms
and Experiential Living Alcoves for life skills. As
these households are contained in a four story building, JSR found it
essential to properly coordinate their layout for the best functional
use possible. The designers worked with the program layout to create
a logical flow and ease of wayfinding. The thematic distinctions
of each space creates unique areas that not only provide a visual aesthetic
but also orient the resident and visitor and informs them of location-specific
usage (such as the life skills stations).
The client hired JSR Associates,
Inc. to provide senior living consulting, operational programming and integration,
interior architectural and design, drawing coordination, casework design,
interior space planning, finishes and furniture selection and documentation,
and electrical and nurse call coordination for the project. The early design
phases included an analysis of the facility’s operational and organization
functions from which to formulate an architectural layout that would support
these functions. |
