JSR Associates, Inc. was retained as a senior living consultant and strategic master planner for the Gulf Coast Village community located in Cape Coral, Florida. Services include re-programming the existing facility and proposing an expansion for this continuing care retirement community. JSR conducted focus groups that included residents, staff, and board members to inform their space plan programming decisions. JSR teamed with a wellness consultant and JSA Architects to apply the information from their programming workshops towards the renovation and expansion for Gulf Coast Village. Regular conference calls and progress meetings between JSR and the other team members were held to complete that conceptual master planning process. As the senior living consultant, JSR challenged the developer to think creatively about the integration of old and new building environments; the impact of existing resident needs and future generation desires on the built environment; and the subsequent changes to their financial model. Care models and types of care provided were reviewed in conjunction with revenue streams. The team decided to work with a hybrid Aging in Place model that provides two options for its residents: continued residency in their independent units with visits from extended care services, or moving to a smaller scaled household that offers a higher level of care in a small household setting (the “house” model). The household model proved universally useful, not just for the new assisted living units but the redeveloped existing skilled nursing, dementia and short term rehabilitation units as well. JSR Associates, Inc. designed the extended care households to avoid the creation of an institutional environment. Their primary goal of “de-institutionalizing” care is integral to the household model, which provides a more residential care model by decentralizing the health care services.
